Step by Step Guide
Before you begin the search for your perfect property, we strongly advise you arrange your finances and, if required, have a mortgage agreed in principle.

The first step to finding the ideal property is to register with us either by calling us on 028 9002 7000 or visiting one of our offices where you can discuss your property requirements with one of our experienced agents. You may also register your interest about a specific property through our innovative website.

Once we have a clear understanding of your criteria we will aim to provide you with a selection of properties that match your requirements. Bladon & Co carry out key accompanied viewings at all of our properties, allowing you to ask questions and providing you with advice.
We also schedule viewings outside of normal office hours as we know how difficult it can be to organise your diary around work and the general stresses of everyday life.

In order to try and secure your ideal property we recommend an early viewing. One of our expert agents will accompany you throughout the viewing process allowing you to ask any questions and advise you were necessary.
An efficient solicitor should streamline the buying process for their client while also providing advice and recommendations along the way. It would be wise to get a couple of quotes from different firms but we would always recommend using a solicitor that specialises in conveyancing.

So, you have found a suitable property. We will record your offer and any conditions that may be attached, we will then advise the vendor and report back to you as quickly as possible.
There are no legal obligations on either side until contracts are signed and exchanged.
Upon acceptance of the offer by the vendor we will forward a memorandum of sale to both your solicitor and the solicitor acting for the vendor.
The vendor’s solicitor will draw up a Contract of Sale and forward it across to your solicitor along with title documents and the relevant property certificates.
When your solicitor is in receipt of a draft contract and the sales pack they will raise any queries they may have with the vendor’s solicitor:
- Raise any enquiries on receipt of the draft contract from the seller's solicitor
- Request their own local searches
- Refer to the information already provided in the seller's Home Information Pack
- Agree on a date for exchange of contracts
We will assist your solicitor and negotiate throughout the process, keeping you informed every step of the way.
A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property's value.
After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor which you will need to sign before it is returned.
There are no legal obligations until contracts are signed.
Exchange of contracts usually occurs within 4 weeks, once all enquiries have been confirmed and agreed.
Once the contract has been signed by both parties the deposit (if applicable) will be transferred from your solicitor to the seller's solicitor. A completion date will then be set by mutual agreement.
Completion takes place when the balance is transferred from the purchaser’s solicitor to the vendor’s solicitor. We will release the keys upon the seller’s solicitor confirming the money has cleared in their account.
